So I found a place in Encinitas. Here's what I like about it:

• 2 bedroom (if things get tight I can rent a room)
• Proximity to the beach: Exactly 1 mile
• Configuration: Quad unit meaning each unit is on the corner. Most places I've found all surround a central courtyard with a pool, which I see as being very noisy.
• There is a trail system 1 block down the street. Yes like dirt. There isn't a lot of dirt in San Diego. I like running on dirt.
• Lots of windows. And they're HUGE! Lots of light is a good thing.
• Quiet neighborhood
• 1st month free rent
  
• Includes a washer and dryer IN the unit. 99.9% of all units I've looked at don't have W/D hookups let alone W/D's themselves.

I'm going to keep looking at places but I've put a $300 holding deposit on this unit. It's a dual story so no neighbors upstairs or downstairs :-).
